About our flat roof survey in Bedfont

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed damaged trims at the roof edge and outlets choked with leaves and silt, a survey will tell you what’s going on, on GRP fibreglass, EPDM rubber and single-ply membranes alike.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Bedfont shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Do you need a flat roof survey in Bedfont?

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Things that often lead to a survey include:

  • Splits and cracks in the covering
  • Outlets choked with leaves and silt
  • Ponding water that doesn’t drain away
  • Blisters and bubbles in the covering

If you live in an older home near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • Their insurance cover
  • What exactly goes into their report
  • Will they check the loft as well as the outside?

What’s in a roof survey

What a flat roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What we look at

  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes

Questions from Bedfont

Do you cover commercial flat roofs around Bedfont?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

Is parking a problem for a survey in Bedfont?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in Bedfont, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Make sure pets are kept safely away

What a flat roof survey looks like in Bedfont

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Strawberry Hill House, about 4.6 miles east, is one of the historic houses in the wider area around Bedfont. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a building such as Fairholme Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Heathrow Terminal 4 Rail station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What happens if roof problems are left?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Useful tips for Bedfont property owners

These tips come from what we see on roofs every week:

  • File the paperwork for the roof and any repairs
  • Watch the ceilings below the flat roof for stains
  • Limit foot traffic on the covering
  • Check from a window for ponding after heavy rain

Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

What affects the price in Bedfont

We confirm the price for your roof before you book. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
