Flat roof surveys for homes and businesses in Hounslow
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey mastic asphalt, upstands and outlets and GRP fibreglass, and people most frequently book us about outlets choked with leaves and silt and pools of water lying on the roof.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Hounslow, the flat roof is often a shared part of the building.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Do you need a flat roof survey in Hounslow?
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
A survey can pick up problems such as:
- Signs of deflection in the roof deck
- Failed upstands where the roof meets a wall
- Outlets that hold water back
- Blistering in felt or asphalt
If you look after a building such as Meadhurst Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Felt and built-up roofs
The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.
Hounslow questions
Does a conservation area affect roof work in Hounslow?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is parking a problem for a survey in Hounslow?
Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
What affects the cost of flat roof surveys
A few things affect what a survey costs:
- Basic, Standard or Premium
- Height and safe access
- The roof’s overall size
- Whether thermal imaging or a drone is needed
Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Flat roofs in Hounslow
Historic houses such as Strawberry Hill House, about 4 miles east, show how far back building in the area around Hounslow goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
For landlords with property near Sunbury station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St Dunstan, the joins between later flat roofs and the old walls are where problems typically start.

How it works
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before we arrive
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared
- Check the loft hatch can be reached

Advice
Leave it or get it looked at?
A small split in a flat roof is usually a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you are dealing with. In Hounslow, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
