Local flat roofs in Charlton
With Hampton Court Palace about 4.6 miles east, Charlton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Landlords with a home close to Upper Halliford station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Littleton CofE Infant School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near Church of St Mary Magdalene, flat-roofed rear additions and dormers added over the years are worth checking.

Flat roof survey in Charlton: what you get
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please call 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’re worried about splits and cracks in the covering and blocked or damaged outlets, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Charlton, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Surveys for landlords and agents in Charlton
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Note the date and type of any roof work
- Treat rooflights and old sheeting as fragile
- Ask whoever fits equipment on the roof to make good the covering
- Keep people off the roof unless they need to be there
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.
Charlton questions
Is Charlton within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you carry out roof surveys in Charlton?
Yes, Charlton is one of the places we work. Every survey there gets the same written report with photographs.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.
Does a flat roof survey replace a RICS survey?
No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll explain what’s needed.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Testing older roof sheets for asbestos
- Structural calculations, which need a structural engineer
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
What this survey covers
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Around Charlton, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed
- Make sure we can get to the back of the property

Advice
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
What a survey costs
Prices vary from roof to roof, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- House, block, shop or office
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.
Helping us price your survey
We’ll typically ask about:
- Any photos you have, taken from ground level or a window
- Where any leaks, stains or damp patches show inside
- Where the property is, with the postcode
- The kind of building and roof involved
