Why act early in Sunbury-on-Thames
Flat roofs cannot usually be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. On homes in Sunbury-on-Thames, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.

Flat roof survey in Sunbury-on-Thames
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. If you are worried about pools of water lying on the roof and upstands pulling away from walls, a survey will tell you what’s going on, on mastic asphalt, GRP fibreglass and EPDM rubber alike.
In a town like Sunbury-on-Thames, flat roofs are common on rear extensions, garages, porches and dormers. Older ones are often felt, which frequently lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. The usual warning signs are standing water, splits and edges coming away. Water that sits for days after rain is often the first sign a flat roof needs attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Local flat roofs in Sunbury-on-Thames
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Hampton Court Palace, about 3.5 miles east, show how far back building in the area around Sunbury-on-Thames goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Sunbury station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as St Ignatius RC Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

What we are asked to look at in Sunbury-on-Thames
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
It’s worth booking a survey if you’ve seen:
- Standing water left after rain
- Dips that suggest the deck is deflecting
- Upstands pulling away from walls
- Raised blisters across the surface
Take an older house close to St Saviour: flat-roofed rear additions and dormers added over the years are worth checking.

Does a conservation area affect roof work in Sunbury-on-Thames?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us as you book.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How many years has my flat roof got left?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

What happens on the day
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. Parking in a town like Sunbury-on-Thames is typically simple, but tell us if there’s a driveway or any restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the loft space.
- You tell us about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey
- Find any records of previous roof work
Arrange a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.
Advice
Can I check my roof myself?
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
