How a chimney survey works in Sunbury-on-Thames

We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you are worried about redundant stacks capped without ventilation and damaged chimney pots and cowls, we can find out what’s behind it, whatever the roof.

In a town like Sunbury-on-Thames, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Sunbury-on-Thames

Does a conservation area affect roof work in Sunbury-on-Thames?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near Sunbury station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Why is my chimney breast damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Letting agents and landlords in Sunbury-on-Thames book surveys as well as householders. The report gives you a dated record of the chimney stack, with photos.

What we do, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. A typical visit in Sunbury-on-Thames begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we are coming

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

Honest limits

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues

How we price chimney surveys

Prices vary from roof to roof, for these reasons:

  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Getting in touch

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Sunbury-on-Thames homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.5 miles east lies Hampton Court Palace, a reminder of how long the area around Sunbury-on-Thames has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For landlords with property near Sunbury station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like St Ignatius RC Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St Saviour, its chimney, valleys and lead work are likely to be the parts that need attention first.
