Ashford Common: your questions answered
Do you carry out roof surveys in Ashford Common?
We do. The survey and report are the same in Ashford Common as anywhere else.
Will you come out to Ashford Common?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
What happens next?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Does a flat roof survey replace a RICS survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How long does the survey take?
It typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing when booking.
Flat roof surveys for homes and businesses in Ashford Common
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about outlets that hold water back and upstands pulling away from walls, a survey will tell you what’s going on, on single-ply membranes, GRP fibreglass and mastic asphalt alike.
Around Ashford Common, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It is worth mentioning them when booking, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Flat roofs in Ashford Common
The wider area around Ashford Common has a long history of building, with Strawberry Hill House about 4.6 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you own a rental within reach of Upper Halliford station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Meadhurst Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near St Saviour, the flat roofs on later extensions tend to wear out long before the main roof.

What this survey cannot tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- A structural engineer’s assessment of the deck
- Asbestos testing, which needs a specialist asbestos surveyor
- An exact number of years the roof has left
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before booking. The full list of what we check.

The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. A visit to Ashford Common is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- For flats, check roof access has been agreed
- Point out any leaks or damp patches

Related advice
Leave it or get it looked at?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Around Ashford Common, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we look for on each type of roof
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
