Pre-Purchase Roof Survey in Ashford Common
A careful look at the roof at your property in Ashford Common, and put it all in a report with photographs.
- Chimney mortar that has eroded
- Flashings that have lifted or split
- Old water stains in the loft space
Pre-purchase roof survey in Ashford Common
A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. We survey flat-roofed extensions and dormers, clay and concrete tiles and natural slate, and the problems we’re asked to look at most are bitumen or mortar used in place of proper repairs and loose pots and cracked flaunching.
Bungalows, chalet bungalows and older cottages are common in smaller places like Ashford Common, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Ashford Common or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Leave it or get it looked at?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. Arranging work in a smaller place like Ashford Common is easier with notice than in an emergency. A survey gives you that notice.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What a pre-purchase roof survey looks like in Ashford Common
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Strawberry Hill House about 4.6 miles east, Ashford Common sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Upper Halliford station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your home is one of the older ones in the streets near St Saviour, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Arrange the survey as soon as your offer is agreed
- Ask when the roof was last worked on
- Notice patches of new decoration in top-floor rooms
- Request records of any re-roofing
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Roof by roof
Natural slate
Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.
FAQs for Ashford Common
Do you cover smaller places like Ashford Common?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Is drone flying allowed in Ashford Common?
That depends on where the roof is and on the weather. The flight restriction zone around Heathrow Airport comes within about 1 mile of Ashford Common. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.
Do I need a roof survey if I’m having a RICS survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Do you inspect the roof from on top?
Only where it’s safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
What a survey costs
Several things affect the price of a survey:
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, like extensions, dormers and garages
- How tall the building is and how easy the roof is to see
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.
What we need to know
When you call or email, these details help:
- The address and postcode of the property
- The type of building and roof, such as pitched or flat
- Access details, such as a loft hatch or a shared roof
- Where any leaks, stains or damp patches show inside
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
How the survey works
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Homes around Ashford Common often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- For flats, check roof access has been agreed
- Note where any stains or damp appear

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- How a seller will respond, or what the house is worth
- Defects hidden under coverings or inside walls without opening up
- Structural calculations (that’s a structural engineer’s job)
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
