How a flat roof survey works in Littleton

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey upstands and outlets, GRP fibreglass and EPDM rubber, and people most often book us about standing water left after rain and outlets that hold water back.

Somewhere as small as Littleton, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

FAQs for Littleton

Do you cover smaller places like Littleton?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Littleton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or drop us an email with the address.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What’s in the report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

What a flat roof survey looks like in Littleton

Botleys Mansion, about 3.7 miles south-west, is one of the historic houses in the wider area around Littleton. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark such as Church of St Mary Magdalene, the joins between later flat roofs and the old walls are where problems normally start. Anyone responsible for a site like Littleton CofE Infant School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Shepperton station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Littleton is about 2 miles south of Ashford, in Surrey. Littleton is part of the area we cover and the surrounding area as part of our work across London and South East England. Our area takes in places right across Surrey, large and small. Our Guildford page covers surveys nearby.

What affects the price in Littleton

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • How complicated the roof is, with its valleys, chimneys and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to let us know when you contact us

These details help when you contact us:

  • The reason for the survey, like buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Ask whoever fits equipment on the roof to make good the covering
  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches
  • Ask contractors to protect the roof if they work on it

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • A promise that the roof won’t leak in future
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

What we check

  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Landlords, agents and block managers in Littleton

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Littleton can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.
