Landlord roof survey in Charlton

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when you book. Where we cannot get into part of the building, the report says so. We survey rented houses, converted houses and gutters and downpipes, and common reasons people get in touch are leaking joints at party walls and loose ridge or hip tiles.

In a small place like Charlton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Local roofs in Charlton

With Hampton Court Palace about 4.6 miles east, Charlton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Church of St Mary Magdalene, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Upper Halliford station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Sunbury Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Why it’s worth a survey now in Charlton

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Outbuildings and barns around Charlton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Your questions about landlord roof surveys in Charlton

Is Charlton within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you survey roofs for landlords with property near Upper Halliford station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

What if it rains on the day?

Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

What a landlord roof survey does not cover

Before booking, it is worth knowing what a survey will not do:

  • Who pays under the lease (that’s a legal question)
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Blocks of flats
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Converted houses

How we price landlord roof surveys

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building
  • Building height and the viewpoints available

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two for a single let house, with blocks of flats taking longer. For a village or hamlet like Charlton, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch

Arrange a survey

A quick phone call is typically the easiest start: phone 07833 053749 or email us. The price is agreed before a date is set.

Advice

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • File each roof report for future reference
  • Act on high-priority defects quickly
  • Tell tenants when we are coming
  • Book gutter clearing at least once a year

The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.

Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.
