Landlord roof survey in Littleton
Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on any day of the week, which can make access easier to arrange. We survey rented houses, shared roofs and converted houses, and common reasons people get in touch are failed flashings at walls and chimneys and gaps where tiles or slates have slipped.
Older buildings in small places like Littleton may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Do not wait for a leak to survey the roof
- Book gutter clearing at least once a year
- Ask residents to report damp straight away
- Tell tenants when we are coming
We do not advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.
Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.
Littleton: your questions answered
Is Littleton within the area you cover?
Yes, Littleton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Littleton is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Will you say whether the freeholder or leaseholders should pay?
No. Who pays is normally set by the lease, and that is a legal question. What we provide is a clear record of the roof’s condition to help those discussions.
How long will you be on site?
For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
Can you survey a shared roof on a terrace or converted house?
Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Roofs, chimneys and gutters in Littleton
Historic houses such as Botleys Mansion, about 3.7 miles south-west, show how far back building in the area around Littleton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Shepperton station, the gap between tenancies is a good time to have the roof looked at. Living close to Penton Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Littleton is about 2 miles south of Ashford, in Surrey. We survey roofs in Littleton as part of our work across London and South East England. Our area takes in places right across Surrey, from the larger towns to small villages. For surveys nearby, see our Guildford page.

What we can’t see
To be straight with you, a roof survey has limits:
- A full structural assessment of the building
- Confirming asbestos in older roof materials
- Who pays under the lease (that is a legal question)
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.
Roof types and parts we check
- Converted houses
- Blocks of flats
- Rented houses
- Flat roofs on blocks
- Shared roofs
- Gutters and downpipes
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What we are asked to look at in Littleton
Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.
Typical things we are asked to look at include:
- Blocked gutters over flats
- Parapets and upstands in poor repair
- Gaps where tiles or slates have slipped
- Flashings that have come away
Take a building like Littleton CofE Infant School: a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Which limits apply to the survey
- What experience they bring
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will they check the loft as well as the outside?
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. Most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Littleton, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- Agree roof access with the managing agent if it is shared
- Jot down any questions you want answered
- Move anything stored under the loft hatch
