Landlord roof survey in Ashford, Surrey
Roof condition reports for landlords, agents and blocks of flats in Ashford. More than 5,000 surveys completed across London and South East England.
- Gutters overflowing onto walls
- Slipped or missing slates and tiles
- Splits and blisters in flat roof coverings
Leave it or get it looked at?
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Around Ashford, gutters that overflow soak the wall below, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Landlord roof survey in Ashford: what you get
Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey rented houses, blocks of flats and flat roofs on blocks, and the problems we are asked to look at most are worn ridges, hips and verges and damaged pots and flaunching.
In a town like Ashford, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price landlord roof surveys
All our prices include VAT. What changes the price is:
- Roof area
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- How many separate roofs there are, such as extensions, dormers and garages
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
We’ll typically ask about:
- The reason for the survey, such as buying, a leak or storm damage
- Your timetable, like an exchange date
- Any photos you have, taken from the ground or a window
- The kind of building and roof involved
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
What this survey cannot tell you
A survey is a careful look at the let or shared roof, but it can’t do everything. The main limits are:
- The structure in the way a structural engineer would assess it
- Who pays under the lease (that is a legal question)
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.
Roof types and parts we check
- Converted houses
- Flat roofs on blocks
- Blocks of flats
- Shared roofs
- Gutters and downpipes
- Rented houses
How the survey works
After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for a house, and about three to four hours for a commercial roof. Most visits in a town like Ashford start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Leave a clear route to the loft
- If you’re buying, check with the agent that we can get in
- Tell us where we can park nearby

Roofs, chimneys and gutters in Ashford
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Parish Church of St Matthew: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Ashford Surrey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Get legal advice on lease responsibilities
- Give tenants a simple way to report leaks
- Give residents notice before a survey
- Make sure the roof space can be accessed
We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.
Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.
What we’re asked to look at in Ashford
Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.
Things that often lead to a survey include:
- Worn ridges, hips and verges
- Missing or loose roof coverings
- Damaged party-wall upstands or parapets
- Damaged pots and flaunching
If you look after a building like Spelthorne College, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Ashford
Is Ashford in the area you cover?
We do. Every survey there gets the same written report with photos.
I let a flat near Ashford Surrey station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building.
What does a roof survey cost?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Is the report suitable for a maintenance plan?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs aren’t included, but contractors can price from it.
Can you survey at the weekend?
We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we’ll explain what’s needed.
