New roof snagging in Ashford

New roof snagging in Ashford: what you get

The best time for snagging is before the final payment, while the roofer is still on hand. If that’s passed, it is worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photographs, ready to pass on before the deadline. If you are worried about vents that weren’t fitted or are covered and gutters or fascias damaged during the job, a survey will tell you what’s going on, whatever the roof.

Ashford is the kind of town where older houses and newer estates sit side by side. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. Whether you’re buying or have just had a new roof, the checks depend on which you have, from fixings and underlay to ridges and valleys. What sits under the tiles, from old felt to modern membranes, matters as much as the tiles themselves.

We keep jargon out of it: if work is needed, the report says so clearly.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Estimates of what fixes will cost
  • Whether the roof will leak in future
  • Legal advice on your contract

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Buying a home or a new roof in Ashford

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Landlords with a home close to Ashford Surrey station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark such as Parish Church of St Matthew, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Ashford is about 6 miles south of Hayes, in Surrey. Houses, flats, blocks and commercial buildings in Ashford can all book new roof snagging, with a written report and photographs every time. Our area takes in places right across Surrey, large and small. There’s also a page for Guildford.

Postcode districts we cover here for new roof snagging: TW15, TW19 and TW13. Streets in the area include Church Road, Station Road and London Road, and we cover them all. You’ll find Ashford on the A30 and A308, which makes it simple to reach. Different roofs, different checks

Ridges, hips and verges

Verges are easy to get wrong, so we look at them carefully.

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

Why it is worth a survey now in Ashford

Phone photos from the garden cannot show much. We get as close a view as safe access allows, including by drone where it is applicable. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Ashford as anywhere.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What you get with us

  • A written report with photographs
  • We hold a CAA Flyer ID and Operator ID
  • More than 20 years surveying roofs
  • Clear package prices, with VAT included

Ashford: your questions answered

Is my home in Ashford listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is there anything to prepare before you come to Ashford?

The main thing is access, inside and out, plus somewhere to park in Ashford. It also helps to know about any leaks or earlier repairs.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What’s the price of a snagging inspection?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. For a price, ring 07833 053749 or email us.

How do I book a survey in Ashford?

The quickest way is to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. A typical visit in Ashford begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch
  • Check we can get to the back of the property

Getting a price

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.
