Gutter surveys for Ashford homes and businesses

Gutter surveys for homes and businesses in Ashford

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. We survey valley gutters, eaves gutters and outlets and hoppers, and common reasons people get in touch are gutters packed with leaves or moss and leaks at the gutter joints.

Around Ashford, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. Tell us as you book if you know of anything shared with next door.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

What a gutter survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

How the survey works

After the inspection, everything we found is written up as a written report with photos. As for time on site, it usually takes about 1–2 hours at a typical home, and more on a big or complicated roof. In Ashford, parking is rarely complicated, though it helps to know about driveways or restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the roof space, and from the roof itself where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Questions from Ashford

I let a flat near Ashford Surrey station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Do you cover Ashford?

We do. Every survey there gets the same written report with photos.

Does the season matter for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Look for downpipes coming loose
  • Don’t climb a ladder to look in the gutters
  • Keep climbers away from the eaves
  • Check for spilling water in a downpour

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

Why get it checked now?

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. On homes in Ashford, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Gutter surveys around Ashford

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Ashford Surrey station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Spelthorne College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Parish Church of St Matthew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
