Common questions in Littleton Common
Is my home in Littleton Common listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover smaller places like Littleton Common?
Yes, Littleton Common is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Gutter surveys for homes and businesses in Littleton Common
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. Common reasons to book are gutters packed with leaves or moss and rotten fascias or stained soffits, on parapet and box gutters, eaves gutters and downpipes.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Honest limits
A survey is a proper look at the gutter, but it cannot do everything. Its limits include:
- Confirming asbestos in older rainwater goods
- The inside of buried drains
- Damage hidden inside walls or behind boards

Leave it or get it looked at?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below, frequently in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Around Littleton Common, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Do you need a gutter survey in Littleton Common?
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.
Things that often lead to a survey include:
- Dripping or leaking gutter joints
- Gutters that have fallen out of line
- Blocked outlets and hoppers
- Gutters packed with leaves or moss
Take an older house close to Parish Church of St Matthew: old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- Will the report include photos?
- How much experience they have with roofs like yours
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they plan to inspect the roof safely
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Look out for overflows when it pours
- Keep climbers away from the eaves
- Include valley, parapet and box gutters when clearing
- Look for green streaks or damp patches on walls
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.
Gutter surveys in Littleton Common: local notes
With Hampton Court Palace about 4.8 miles east, Littleton Common sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as Ashford CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Upper Halliford station, the gap between tenancies is a good time to have the roof looked at.

What happens on the day
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Littleton Common, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- If it is not your property yet, arrange access through the agent
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
