What we cannot see

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Parts of gutters that can’t be seen safely
  • Blockages deep inside downpipes
  • Pipes below ground level

How a gutter survey works in Hounslow

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We are frequently asked to look into water backing up from a hidden gutter and sagging gutters and loose brackets, across downpipes, parapet and box gutters and eaves gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Hounslow has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Surveys for landlords and agents in Hounslow

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Local roofs in Hounslow

About 4 miles east lies Strawberry Hill House, a reminder of how long the area around Hounslow has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Hounslow is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Meadhurst Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Dunstan: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Sunbury station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have overhanging branches cut back
  • Look for green streaks or damp patches on walls
  • Look for downpipes coming loose
  • Leave gutter checks at height to someone equipped for it

You receive a report with photographs and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your questions about gutter surveys in Hounslow

Can a landlord with a rental near Sunbury station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Hounslow?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Will you check the drains below ground?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Leave it or get it looked at?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a London area like Hounslow, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • If you are buying, let the agent know when we are coming
  • Let us know about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property
