How we price roof leak investigations

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What we need to know

What helps most when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.

Roof leak investigation in Hounslow: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We’re often asked to look into drips from nail tips in a cold loft and drips in the loft during heavy rain, on flat roof details, valleys and parapet gutters and rooflights and dormers.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Hounslow, inside and out. Let us know when the water shows, and in what kind of weather.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Leaks and storm damage in Hounslow

Strawberry Hill House, about 4 miles east, is one of the historic houses in the wider area around Hounslow. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these roof types has its own typical places for water to get in.

Take an older house close to Church of St Dunstan: water on an older roof tends to find its way in at the lead, the valleys or the chimney. Shop and office owners around Treaty Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters.

How the survey changes by roof type

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe vantage point.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Surveys in Hounslow can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Mention any parking restrictions on your street
  • Clear the way to the loft hatch

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Hounslow: your questions answered

Do you cover Hounslow?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Hounslow is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.

What we’re asked to look at in Hounslow

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.

Here are some of the things we see often:

  • Water dripping from rafters or underlay
  • Damp patches next to the stack
  • Drips from nail tips in a cold loft
  • Leaks that appear only in driving rain

If you live near a park such as Sunbury Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Before you book any roof surveyor

  • Whether VAT is in the quoted price
  • Will they check the loft as well as the outside?
  • What happens after the report arrives
  • Are they insured for the work?
