Independent drone roof surveys in Ashford

Why act early in Ashford

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It is useful for planning maintenance over the years. A defect spotted early can be planned and budgeted for, while one found after water comes through typically has to be dealt with in a hurry.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Ashford

  • Package prices that include VAT
  • Drone flown under a CAA Flyer ID and Operator ID
  • Satisfaction rate of 98%
  • Drones and thermal imaging where it applies

Drone roof surveys for homes and businesses in Ashford

Some roofs are hard or unsafe to reach. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. Everything we find goes into a written report with photographs. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. If you’ve noticed flat roofs on upper floors that hold water and outlets choked with leaves and silt, a survey will tell you what’s going on, on tall and steep roofs, chimney stacks and flat roofs on upper floors alike.

Around a town like Ashford, steep roofs, tall gables and rear slopes are frequently hidden from the ground. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Both depend on the weather on the day. Rear slopes over back additions are a common example, as they’re rarely visible from the street.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roof by roof

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. They’re all captured in close-up.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. A typical visit in Ashford begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Advice

What a survey costs

Prices vary from roof to roof, for these reasons:

  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Dates you’re working to, such as exchange

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Drones, thermal imaging and Ashford roofs

The flight restriction zone around Heathrow Airport comes within about 1 mile of Ashford. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Take a building like Spelthorne College: thermal images can show where wet insulation sits under a big flat roof.

Common roof problems in Ashford

Large roofs take a long time to see on foot. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. That gives a clearer picture of the roof as a whole.

Typical things we are asked to look at include:

  • Ridge and hip pieces working loose
  • Storm damage on steep or tall roofs
  • Vegetation in valleys and gutters
  • Eroded pointing on a chimney stack

The streets around a church like Parish Church of St Matthew are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether you get a written report with photos
  • Whether the loft space is looked at, where there is one
  • What’s outside the scope of the survey

Questions from Ashford

How do I find out if my home in Ashford is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is drone flying allowed in Ashford?

That depends on where the roof is and on the weather. Ashford is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. A small drone can’t fly safely in strong wind or heavy rain.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How do I book a survey in Ashford?

Simply ring 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

Is Ashford in your area?

Yes. We survey roofs across London and South East England, Ashford included.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about one to two hours at a house, including the airspace and weather checks before take-off. The report is sent afterwards by email.
