New roof snagging in Stanwell

Do you need new roof snagging in Stanwell?

Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.

Common reasons to book include:

  • Offcuts and broken tiles left behind
  • Missing or blocked roof ventilation
  • Underlay ending short at the eaves
  • Broken coverings left on a new roof

Take an older house close to Church of St Mary: the roof may have had decades of patch repairs, and the survey shows where they are.

  • Is VAT included in the price?

What a good roof survey covers

How new roof snagging works in Stanwell

We carry out new roof snagging in Stanwell and across London and the South East. A visit typically takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. We inspect as far as it’s safe to see, and by drone where it is applicable. A photo report follows. We inspect on weekdays and at weekends. If you’re worried about verge tiles or slates not secured and tiles or slates sitting out of line, a survey will tell you what’s going on, on new-build homes, replacement roofs and ridges and verges alike.

In a smaller place like Stanwell, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. With a bit of garden around a house, as there frequently is around Stanwell, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a report with photographs of each snag.

How to prepare

  • Dig out any old roof reports or invoices

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Note the end of any warranty or defects period
  • Raise snags in writing with your roofer
  • Keep warranty papers safe
  • Tell your roofer the work will be inspected

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.

Honest limits

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak
  • Settling a dispute with your roofer or builder
  • Areas out of view from each safe vantage point

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and does not.

Roof types and parts we check

New roof snagging in Stanwell: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Common questions in Stanwell

Is Stanwell within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you cover Stanwell?

Yes, Stanwell is one of the places we work. Every survey there gets the same written report with photographs.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.

How soon after the work should I book a snagging inspection?

Before the final payment is best so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What does a new roof inspection include?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

Why it is worth a survey now in Stanwell

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on, getting them back can take longer. A snagging report gives you something specific to raise. In a smaller place like Stanwell, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Flashings

Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.

Ridges, hips and verges

The top and edges of a roof are the most exposed. Bedding, dry-fix pieces and fixings are checked where visible.
