Flat roof survey in Stanwell: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. Common reasons to book are splits, cracks and crazing and raised blisters across the surface, on EPDM rubber, felt flat roofs and upstands and outlets.

In smaller places like Stanwell, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we are asked to look at in Stanwell

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems such as:

  • Water getting in at rooflights
  • Cracked or split membrane
  • Outlets that hold water back
  • Loose or cracked edge trims

If you live in an older home near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Whether the price includes VAT
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you get a written report with photos

Questions from Stanwell

Do you look at commercial flat roofs near Stanwell, like hotels?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Is Stanwell within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Does the weather affect the survey?

Light rain does not usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Flat roof surveys around Stanwell

There are several hotels within about a mile and a half of Stanwell, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Landlords with a home close to Ashford Surrey station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Stanwell Fields CofE Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt

What we do, step by step

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Stanwell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it is shared
  • Keep pets out of the way during the survey

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, phone 07833 053749 or drop us an email.

Prices for flat roof surveys in Stanwell

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we need to know

If you can, have these to hand when you get in touch:

  • The kind of building and roof involved
  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Where the property is, with the postcode

We confirm the price for your survey before you book, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • File the paperwork for the roof and any repairs
  • Note any new marks on ceilings beneath the roof
  • Keep outlets clear of leaves and moss
  • Never stand on rooflights or fragile sheeting

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
