Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

About our flat roof survey in Longford

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We are often asked to look into a sagging deck under the covering and failed upstands where the roof meets a wall, on GRP fibreglass, felt flat roofs and EPDM rubber.

In a village or hamlet like Longford, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Whether old sheeting or boards contain asbestos
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

Roof types and parts we check

  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber

Prices for flat roof surveys in Longford

Prices vary from roof to roof, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • House, block, shop or office
  • Building height and the viewpoints available

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

There’s no need for technical words. Just tell us:

  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Surveys for landlords and agents in Longford

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Any of our surveys can be booked by landlords, agents and building managers in Longford. To discuss a property or a block, phone 07833 053749 or send us an email.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there is still time to plan the work. In a small place like Longford, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Over 5,000 surveys carried out
  • Two decades and more of roof surveys
  • Clear package prices, with VAT included
  • An independent view of the roof

Take a look at how roof surveys are priced or two real surveys.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Around Longford, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Make sure the loft hatch can be reached
  • For flats, check roof access has been agreed
  • Unlock side gates and any roof access doors

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Questions from Longford

Is my home in Longford listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you look at the flat roof of a hotel or office near Longford?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How much does a flat roof survey cost in Longford?

Flat roof survey starts from £150, including VAT. You will know the price for the job before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How long is the visit?

It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Flat roofs in Longford

About 4.3 miles west lies Frogmore House, a reminder of how long the area around Longford has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For hotels and guest houses around Longford, a roof problem found early is far less disruptive than one found by a guest. For landlords with property near Heathrow Terminal 5 Rail station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
