Heathrow Flat Roof Survey
We take a careful look at the flat roof at your property in Heathrow, and put it all in a report with photos.
- Outlets choked with leaves and silt
- Leaks around rooflights
- Splits and cracks in the covering
How the survey changes by roof type
Mastic asphalt
Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
Flat roof surveys for homes and businesses in Heathrow
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey upstands and outlets, felt flat roofs and single-ply membranes, and the problems we’re asked to look at most are blocked or damaged outlets and cracked or split membrane.
Some older homes in villages like Heathrow are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Flat roof surveys in Heathrow: local notes
With Osterley House about 4.6 miles east, Heathrow sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. There are several hotels within about a mile and a half of Heathrow. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
For businesses in and around places such as Treaty Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you let a flat or house near Heathrow Terminals 2 & 3 Rail station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Heathrow is about 2 miles north-west of Feltham, in Surrey. In Heathrow, as across Surrey, every roof gets the same careful survey. Heathrow is one of the towns and villages in Surrey we cover. For surveys nearby, see our London page.
All of TW6 is covered for flat roof surveys. We also cover the places around Heathrow: West Bedfont (1 mile south-west), Hatton (1 mile east), Bedfont (1 mile south-east), Stanwell (1 mile south-west) and Harlington (1 mile north-east). Larger places within reach include Woking (12 miles south-west), Camberley (15 miles south-west), Epsom (12 miles south-east), Ewell (12 miles south-east), Egham (5 miles south-west) and Walton-on-Thames (6 miles south).

For a walk, there’s Staines Reservoirs and Crane Meadows.
Do you need a flat roof survey in Heathrow?
Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
Most people get in touch when they’ve noticed one of these:
- Edge trims that have lifted or split
- Standing water left after rain
- Outlets choked with leaves and silt
- Splits, cracks and crazing
Take a building like Bedfont Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
What to check before booking
- Their track record with similar roofs
- What the report includes, and whether it has photographs
- Whether any drone flown is registered with the CAA
- Whether VAT is added on top

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
What a survey costs
All our prices include VAT. The things that change the price are:
- Roof area
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.
Helping us price your survey
Here’s what helps us most when you contact us:
- Access details, such as a loft hatch or a shared roof
- Your timetable, such as an exchange date
- Pictures from the garden or a window, if you have them
- The type of building and roof, such as pitched or flat
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.
What we do, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours for most houses, and longer for a large or complex roof. Around Heathrow, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Keep pets out of the way during the survey
- Buyers: confirm access with the estate agent or seller
- Have any paperwork from past roof work to hand
Getting a price
A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Your questions about flat roof surveys in Heathrow
Can you look at the flat roof of a hotel or office near Heathrow?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you ahead of the visit.
Is Heathrow within the area you cover?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How much is a survey?
Prices start from £150, including VAT. You will know the price for your survey before booking. For a price, call 07833 053749 or email us.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see each point for yourself.
How long does the survey take?
That depends on the size and shape of the roof; most visits take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Check new fixings through the roof are properly sealed
- Keep outlets clear of leaves and moss
- Look for standing water a day after rain
- Watch the ceilings below the flat roof for stains
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
