New roof snagging in Heathrow
People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from the ground, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. If you’re worried about cracked lower roofs or marked walls after the work and debris left in gutters or valleys, a survey will tell you what’s going on, on flashings and valleys, ridges and verges and new flat roofs alike.
Somewhere as small as Heathrow, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours for most homes, depending on how much new work there is to check. Somewhere like Heathrow needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, you tell us what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- Where it is safe, we check the loft, then look for debris or damage left behind.
- The snags are written up with photos for you to share with your roofer.
Before the survey
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building
- Let us know about any leaks, stains or damp patches you know of

Advice
For landlords and managing agents
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Common roof problems in Heathrow
Snags happen on many building jobs. Details at ridges, verges and flashings are easy to rush particularly in poor weather.
These are some of the problems a survey can pick up:
- Gaps at new flashings
- Untidy or loose verge details
- Missing or blocked roof ventilation
- Loose or badly finished ridge tiles
If you own a rental within reach of Heathrow Terminals 2 & 3 Rail station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
What to check before booking
- Whether the inside of the roof is included
- Their report turnaround times
- Whether VAT is in the quoted price
- What happens after the report arrives
Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
What happens if roof problems are left?
Raising snags before the final payment is typically simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Where a roof is exposed, as many are in small places like Heathrow, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Heathrow: your questions answered
Does a conservation area affect roof work in Heathrow?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Heathrow?
Yes, Heathrow is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What does a new roof inspection include?
Everything we can see safely, from the ridge and verges down to the eaves and gutters. The loft space is looked at where there is safe access, and we note any mess or damage left after the work.
Do you need to get into the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Do you lift tiles to check the fixings?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Heathrow homes and their roofs
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 4.6 miles east lies Osterley House, a reminder of how long the area around Heathrow has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
