Local roofs and buyers in Bedfont
The wider area around Bedfont has a long history of building, with Strawberry Hill House about 4.6 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Bedfont is one of them, bay roofs, hips and later dormers each have their own details. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Bedfont is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. If you let a flat or house near Heathrow Terminal 4 Rail station, a written report helps before buying a rental or paying for a new roof on one. If you live in an older home near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

How new roof snagging works in Bedfont
We carry out new roof snagging in Bedfont and across London and the South East. Time on site typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is checked including by drone where applicable. You then get a report with photographs. We inspect on weekdays and at weekends. Common reasons to book are loose or badly finished ridge tiles and flashings not properly dressed or fixed, on ridges and verges, new-build homes and new flat roofs.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Bedfont could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we do, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- We send a written report with photos of each snag.

What a survey costs
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- House, block, shop or office
- Building height and the viewpoints available
- How many separate roofs there are, such as extensions, dormers and garages
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
Helping us price your survey
There is no need for technical words. It is enough to let us know:
- Any deadline, like an exchange date
- Where the property is, with the postcode
- What’s prompted the survey
- Anything about access we should know
Booking is simple: just phone 07833 053749 or email us, tell us about the property and we will explain which survey suits. We confirm the price before anything is booked.
Questions from Bedfont
Is Bedfont in the area you cover?
Yes. We survey roofs across London and the South East, and Bedfont is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.
Does a conservation area affect roof work in Bedfont?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How do I book a survey in Bedfont?
To book, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.
What do you check on a new roof?
Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.
What’s the price of a snagging inspection?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just call 07833 053749 or send us an email for a price.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do you lift tiles to check the fixings?
No, we don’t disturb the new coverings. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.
DIY checks: what’s safe
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Why get it checked now?
Small faults on a new roof can grow. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
All our prices include VAT. Prices start from £150, including VAT. You will know the price for the job before you book.

Lead or other valley linings should be laid and lapped neatly as far as safe access allows.
Flashings
