Independent electronic leak detection in Heathrow

Electronic leak detection for homes and businesses in Heathrow

Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. If testing is not possible, we will say so. We survey commercial flat roofs, flat roof membranes and liquid-applied waterproofing, and people most often book us about gaps at membrane joints and new roofs to check before paving or planting.

Older buildings in small places like Heathrow may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof membrane as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Surveys for landlords and agents in Heathrow

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Note where leaks show inside and when
  • Ask contractors to protect the membrane
  • Limit access to the roof
  • Check new waterproofing before handover

Questions about the results are welcome. We can talk you through the findings.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.

What we cannot see

It helps to know what a survey won’t do before you book:

  • Sections we can’t safely access
  • Fixing the holes we find
  • How wet the insulation is

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Green roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs

Roof by roof

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We look at this first.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Getting in touch

A little information up front helps. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Flat and commercial roofs around Heathrow

About 4.6 miles east lies Osterley House, a reminder of how long the area around Heathrow has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Hotels and guest houses near Heathrow can’t easily close rooms for a leak, so it is worth knowing the roof’s condition. Landlords with a home close to Heathrow Terminals 2 & 3 Rail station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Bedfont Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Heathrow is about 2 miles north-west of Feltham, in Surrey. Houses, flats, blocks and commercial buildings in Heathrow can all book electronic leak detection, with a written report and photographs every time. Heathrow is one of the towns and villages in Surrey where we work. There’s also a page for London.

Surveys in TW6 are booked the same way as anywhere else. If you’re just outside Heathrow, we cover West Bedfont (1 mile south-west), Hatton (1 mile east), Bedfont (1 mile south-east), Stanwell (1 mile south-west) and Harlington (1 mile north-east). Within a short drive, we also cover Woking (12 miles south-west), Camberley (15 miles south-west), Epsom (12 miles south-east), Ewell (12 miles south-east), Egham (5 miles south-west) and Walton-on-Thames (6 miles south).

Local landmarks in Heathrow

Locally, jobs take us to homes and businesses close to The Queen's Arms and Space Studio West London, among other places. Heathrow has its own railway station: Heathrow Terminals 2 & 3 Rail station. A little further out are Spelthorne Museum (3.5 miles south-west) and Harlington (1.6 miles north). The countryside around Heathrow includes Staines Reservoirs and Crane Meadows.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. In a small place like Heathrow, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

How to prepare

  • Let us know about parking near the property
  • Check we can get to the back of the property
  • Show us where any leaks or stains appear

Advice

Your questions about electronic leak detection in Heathrow

Will you come out to Heathrow?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you look at the flat roof of a hotel or office near Heathrow?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How much does electronic leak detection cost?

Electronic leak detection is quoted for your roof, because the method depends on the roof. Size, build-up and access all affect the price. To get a quote, phone 07833 053749 or send us an email.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.

Will you repair the leak?

No. We test the membrane and report. The report shows where each breach is so your roofer can fix them.
