Electronic leak detection in Harmondsworth: what you get

Our ELD testing covers flat roofs in Harmondsworth and the rest of London and South East England. Testing usually takes as long as needed for the roof’s area and construction, which we set out in the quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. Typical surveys look at failed seams and laps and holes around roof penetrations, across single-ply roofs, roof terraces and balconies and flat roof membranes.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Harmondsworth, the roof above may belong to the building rather than one flat.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

How the survey changes by roof type

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey usually takes a length of time set by the roof’s area and construction, and we’ll give you a guide when quoting. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Advice

What affects the cost of electronic leak detection

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • The kind of building and roof involved

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Flat roofs in Harmondsworth

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Harmondsworth is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Harmondsworth has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

A roof leak in a hotel or guest house around Harmondsworth means lost rooms as well as repairs, so it is worth knowing the roof’s condition. For an older house near a landmark such as Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Harmondsworth questions

Do you look at commercial flat roofs near Harmondsworth, such as hotels?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

How do I find out if my home in Harmondsworth is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Will you repair the leak?

No. We test the membrane and report. The report shows where each breach is so your roofer can fix them.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Common roof problems in Harmondsworth

A breach can be left during installation. Testing before the roof is covered or handed over helps find them.

Common reasons to book include:

  • Leaks under green or ballasted roofs
  • Leaks through a flat roof with no obvious cause
  • Patched roofs that still leak
  • Stains far from any visible defect

Landlords with a home close to Heathrow Terminal 5 Rail station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Before you book anyone

  • Whether VAT is added on top
  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA
  • Their insurance cover

What a good roof survey covers

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Water entering through details rather than the membrane
  • Carrying out the repair work
  • Roofs whose membrane or build-up isn’t suitable

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
