Need electronic leak detection in Bedfont?

About our electronic leak detection in Bedfont

ELD can be carried out in more than one way. Low-voltage methods typically need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. We’ll say if your roof does not suit either method before any testing starts. We survey roof terraces and balconies, liquid-applied waterproofing and single-ply roofs, and common reasons people get in touch are a flat roof leak that can’t be traced and repairs that haven’t stopped the leak.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Bedfont, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Getting ready for the survey

Advice

Landlords, agents and block managers in Bedfont

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.

Bedfont questions

Can parking be tricky for a visit in Bedfont?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Is my home in Bedfont listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What happens next?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How long does electronic leak detection take?

Testing usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too.

Can every flat roof be tested?

That depends on the roof’s membrane and layers. Tell us what you know about the roof and we will check whether ELD will work.

Does the report include photos?

Yes. Photos are part of every report, so you can see each point for yourself.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

What we look for on each type of roof

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing, which affects testing.

Bituminous membranes

Older felt roofs often have seams and patches where breaches occur. Testing depends on the roof.

Why act early in Bedfont

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for the job before you book.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What affects the cost of electronic leak detection

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • The size of the roof

To find out what your survey will cost, phone 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

Getting in touch

A little information up front helps. Please include:

  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.

Local flat roofs in Bedfont

Strawberry Hill House, about 4.6 miles east, is one of the historic houses in the wider area around Bedfont. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Hotels and guest houses near Bedfont cannot easily close rooms for a leak, so it is worth knowing the roof’s condition. For an older house near a landmark like Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Heathrow Terminal 4 Rail station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
