Tips from our surveys

These tips come from what we see on roofs every week:

  • Hold on to old reports to compare later
  • Keep the loft hatch clear and reachable
  • Keep roof surveys on a rolling plan
  • Tell tenants when we’re coming

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told beforehand. You or your agent arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. If you’re worried about leaks into upper flats and cracked or leaning shared chimneys, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Sipson as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Leave it or get it looked at?

Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. We check the roof, not just the symptoms. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes between one and two hours for a house, and longer for a block or a building with several roofs. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we are looking at
  • If you’re buying, let the agent know when we’re coming

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

Roofs, chimneys and gutters in Sipson

With Osterley House about 4.3 miles east, Sipson sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Sipson is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces like Lake Farm Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For landlords with property near West Drayton station, a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places like The Chimes, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Sipson is about 1 mile south-east of West Drayton, in Greater London. We survey roofs in Sipson and the rest of Greater London. Our area takes in places right across Greater London, large and small. London is in our area too.

We survey roofs across the UB7 and UB3 postcode area for landlord roof surveys. We offer landlord roof surveys to properties on East Road, Sipson Lane and Sipson Road and the roads around them. Within a short drive, we also cover London (15 miles east), City of Westminster (13 miles east), Marylebone (13 miles east), Kensington (11 miles east), St Pancras (14 miles east) and Hampstead (12 miles east).

What we look for on each type of roof

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Questions from Sipson

Can parking be tricky for a visit in Sipson?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Sipson?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you advise on who is responsible under the lease?

No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.

What a landlord roof survey does not cover

Before you book, it’s worth knowing what a survey will not do:

  • Responsibility under a lease
  • Parts of the roof we can’t safely see or access
  • Asbestos testing of roof sheets or soffits

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Roofs we survey in Sipson

  • Rented houses
  • Converted houses
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
