Harlington: your questions answered
Do you survey roofs for landlords with property near Heathrow Terminals 2 & 3 Rail station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in Harlington listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Can we use the survey to plan a roof budget?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.
Landlord roof survey in Harlington: what you get
Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. We survey gutters and downpipes, shared roofs and rented houses, and common reasons people get in touch are damp or stains in top-floor flats and missing or loose roof coverings.
London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we cannot see
In fairness, there are limits to any roof survey:
- Walls, floors and services beyond the roof
- Responsibility under a lease
- Parts of the roof we can’t safely see or access

How the survey works
Every roof is different; as a rough guide, the survey takes between one and two hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. In Harlington, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Move anything stored under the loft hatch
- Make a note of anything you’d like us to look at
- Check pets are kept safely away

Advice
What a landlord roof survey looks like in Harlington
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3.6 miles east lies Osterley House, a reminder of how long the area around Harlington has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of St Peter and St Paul: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Lake Farm Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Harlington is about 2 miles south-east of West Drayton, in Greater London. Harlington is one of many places we visit across Greater London, for houses, flats and commercial buildings. We cover towns and villages across Greater London, large and small. We also survey roofs in London.

What else we do in Harlington
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Prices for landlord roof surveys in Harlington
Not every roof costs the same to survey, for these reasons:
- The package you choose: Basic, Standard or Premium
- House, block, shop or office
- How many separate roofs there are, like extensions, dormers and garages
- The height of the building and how the roof can be seen safely
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
If you can, have these to hand when you contact us:
- Any deadline, such as an exchange date
- Photos of the roof, taken safely from ground level or a window
- What’s prompted the survey
- Your postcode, so we can check access and travel
Most bookings start with a short call: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Signs you need a landlord roof survey in Harlington
A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.
Problems we come across often include:
- Choked outlets and gutters
- Ponding or splits on flat roofs
- Flashings that have come away
- Parapets and upstands in poor repair
Landlords with a home close to Heathrow Terminals 2 & 3 Rail station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why get it checked now?
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
