What a thermal roof survey looks like in Cranford
The flight restriction zone around Heathrow Airport covers Cranford, or comes right up to its edge. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it is given. There are several hotels within about a mile and a half of Cranford, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.
A roof leak in a hotel or guest house around Cranford means lost rooms as well as repairs, so it is worth knowing the roof’s condition. Take a building like Cranford Primary School: thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near The Parish Church of the Good Shepherd, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.
Cranford is about 2 miles north of Feltham, in Greater London. We carry out thermal roof surveys in Cranford for houses, flats, blocks and commercial buildings. Our area takes in places right across Greater London, large and small. There is also a page for London.

How a thermal roof survey works in Cranford
What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We are often asked to look into ceilings that feel colder in places and damp around roof outlets and upstands, on loft conversions, pitched roof slopes and flat roofs.
London’s roofs are frequently hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Cranford as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Cranford, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Make sure pets are kept safely away
- Make sure the loft hatch can be reached
- Let us know about parking before the day

Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

What we cannot see
A survey is a careful look at the roof, but it cannot do everything. The main limits are:
- Confirming water without moisture readings
- A structural engineer’s assessment
- Hidden layers that need to be opened up to check
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Loft conversions
- Insulated roof spaces
- Flat roofs
- Pitched roof slopes
- Commercial roofs
- Ceilings below the roof
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Do not climb onto the roof to look for leaks yourself
- Remember the conditions on the day affect the results
- Keep a record of when stains appear
- Take photos of stains as they appear, so we can compare
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
Questions from Cranford
How do I find out if my home in Cranford is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you fly a drone over a roof in Cranford?
Usually it comes down to two things: the airspace at the address and the weather. Cranford is inside, or right on the edge of, the flight restriction zone around Heathrow Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Can a thermal survey trace a roof leak?
It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to.
How long does the survey take?
Most surveys take about one to two hours for most houses, with bigger or more complicated roofs taking longer. The report follows by email.
What we look for on each type of roof
Loft insulation
In the roof space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which frequently helps the camera pick up differences. We confirm any patterns with moisture readings.
Why it is worth a survey now in Cranford
Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Thermal roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
