Stanwell Roof Leak Investigation
Know where you stand with the leaking roof before you spend money on it. We carry out roof leak investigations in Stanwell, with photos and a clear written report.
- Staining where a gutter or parapet meets the wall
- Leaks that appear only in driving rain
- Water dripping from rafters or underlay
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Write down the wind direction and rain when it leaks
- Move stored items away from the hatch
- Don’t touch fittings that water is reaching
- Tell us about any past repairs to the roof
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
Roof leak investigation in Stanwell: what you get
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We survey chimney stacks, flat roof details and the roof space, and the problems we’re asked to look at most are wet patches high on an inside wall and water marks that spread in wet weather.
In a smaller place like Stanwell, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. It’s useful to know when and where the water appears. The gutters on the most exposed side can overflow too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roof leak investigations in Stanwell: local notes
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
Take an older house close to Church of St Mary: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Take a building like Stanwell Fields CofE Primary School: tracing a leak on a big roof starts with where the water appears and works back.
Stanwell is about 2 miles north of Ashford, in Surrey. Houses, flats, blocks and commercial buildings in Stanwell can all book roof leak investigations, with a written report and photographs every time. We cover towns and villages across Surrey. You can also see our page for Guildford.

What we cannot see
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- A structural engineer’s report
- An intermittent leak that shows no trace on the day
- Carrying out the fix
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.
Roof types and parts we check
- Valleys and parapet gutters
- Slate and tile slopes
- Chimney stacks
- Flat roof details
- Rooflights and dormers
- Lead flashings
- The roof space
Stanwell questions
Do you cover smaller places like Stanwell?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do you cover Stanwell?
We do. Every survey there gets the same written report with photographs.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Is it a leak or condensation?
It is a common question. A leak normally shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.
How the survey changes by roof type
Lead flashings
Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours, more where the leak is intermittent or the roof is large. Being in a smaller place like Stanwell does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Find any records of previous roof work
- Agree roof access with the managing agent if it’s shared
- Make a note of anything you’d like us to look at

Advice
Signs you need a roof leak investigation in Stanwell
A chimney stack has lots of places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.
It is worth booking a survey if you’ve seen:
- Damp patches next to the stack
- Leaks at a dormer or roof window
- Damp ceilings under a flat roof
- Leaks that appear only in driving rain
Landlords with a home close to Ashford Surrey station may find that tracing a leak quickly matters when a tenant is living with it.
Questions to ask before booking
- Is VAT included in the price?
- Their track record with similar roofs
- What happens after the report arrives
- How they’ll see the roof: from the ground, the loft, the roof or by drone

What affects the cost of roof leak investigations
Prices always include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The roof’s overall size
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
Getting in touch
The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- What made you get in touch
- When you need the report by
- Any stains, drips or damp patches you’ve seen indoors
- The property’s address and postcode
Photos help, if you have them. Take them safely from ground level or a window. To get started, call 07833 053749 or drop us an email.
