Independent pre-purchase roof surveys in Harmondsworth

Do you need a pre-purchase roof survey in Harmondsworth?

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Signs worth acting on include:

  • Blocked or leaking gutters
  • Chimney mortar that has eroded
  • Patch repairs that may hide an ongoing problem
  • Lead that has worked loose at a wall or chimney

Landlords with a home close to Heathrow Terminal 5 Rail station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • What the survey won’t cover
  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives

What to expect from a roof survey

Pre-purchase roof survey in Harmondsworth

We survey roofs for buyers in Harmondsworth and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or send us an email. If you’ve noticed chimney mortar that has eroded and lead that has worked loose at a wall or chimney, we can find out what’s behind it, on flat-roofed extensions and dormers, the roof space and chimney stacks alike.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Harmondsworth could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a pre-purchase roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • What’s under the slates, tiles or felt
  • The condition of the rest of the house (that’s a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • The roof space

How the survey works

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it normally takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Harmondsworth runs like any other.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Check pets are kept safely away
  • Tell us about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors

Getting a price

Most bookings start with a short call: call 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Related advice

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Getting in touch

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Anything about access we should know

You can call us seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

Why get it checked now?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. Our survey is done for you. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Why us?

  • 20+ years’ experience
  • Surveys on any day of the week
  • Thermal imaging and drones used where they help
  • Covered by professional indemnity and public liability insurance

Your questions about pre-purchase roof surveys in Harmondsworth

Will parking be an issue for a roof survey in Harmondsworth?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Harmondsworth listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Is Harmondsworth in your area?

Yes. Harmondsworth is part of the area we cover, and the service is the same as everywhere else we work.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Local roofs and buyers in Harmondsworth

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Harmondsworth is one of them, bay roofs, hips and later dormers each have their own details. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. The flight restriction zone around Heathrow Airport covers Harmondsworth, or comes right up to its edge. If the drone is used for your survey, permission from the airport is needed first, and the flight only goes ahead if it’s given.

As a London address, Harmondsworth can be tricky for parking: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised. If you live in an older home near Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
