Roof surveys in Fulmer

About our roof survey in Fulmer

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, lead flashings and chimney stacks, and common reasons people get in touch are ridge tiles that have lifted or moved and worn or blocked valleys.

Some older homes in villages like Fulmer are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Fulmer questions

Can a landlord with a rental near Gerrards Cross station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.

How do I find out if my home in Fulmer is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Do you give a life expectancy for the roof?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How much is a survey?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. Somewhere like Fulmer needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it is shared
  • Leave side gates unlocked

Advice

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Signs you need a roof survey in Fulmer

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

It’s worth booking a survey if you’ve seen:

  • Ridge tiles that have lifted or moved
  • Condensation or damp timbers in the loft
  • Slipped, cracked or missing slates and tiles
  • Loose chimney pots

If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • Whether VAT is added on top
  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report

What a good roof survey covers

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Local roofs in Fulmer

Denham Aerodrome is about 3 miles from Fulmer. If your survey includes the drone, the Drone Safety Map is checked for restrictions first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you look after a building such as Fulmer Infant School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Gerrards Cross station may find that a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?

Before you put a home on the market, it is useful to know the roof’s condition. You will know what a buyer’s survey might pick up. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
