Need a flat roof survey in Fulmer?

Leave it or get it looked at?

Flat roofs can’t usually be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Around Fulmer, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Flat roof survey in Fulmer

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed cracked or split membrane and ponding water that doesn’t drain away, a survey will tell you what’s going on.

Older buildings in small places like Fulmer may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Landlord and commercial surveys in Fulmer

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What we look for on each type of roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment of the deck
  • Parts of the roof that are not safe to walk on or view
  • A fixed date for when the roof will need replacing

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What we check

  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes

Common questions in Fulmer

Is Fulmer within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Fulmer?

Yes, Fulmer is within the area we cover. We work right across London and South East England. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How many years has my flat roof got left?

We do not put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours for a house, and longer for a large or complex roof. Older roofs in small places like Fulmer can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

How to prepare

  • Check the loft hatch can be reached
  • Make a note of anything you’d like us to look at

Flat and commercial roofs around Fulmer

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Fulmer Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you look after a shop, office or commercial unit, for instance near The Pavilions, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you live in an older home near Church of St James, flat-roofed rear additions and dormers added over the years are worth checking.
