How electronic leak detection works in Fulmer

ELD can be carried out in more than one way. Low-voltage testing is typically done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof, and we will explain our choice. We’ll say if your roof does not suit either method before any testing starts. Typical surveys look at leaking laps in the waterproofing and damage from equipment installers, across single-ply roofs, commercial flat roofs and roof terraces and balconies.

Somewhere as small as Fulmer, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Your questions about electronic leak detection in Fulmer

Is my home in Fulmer listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Fulmer?

Yes. Our area covers London and the South East, and Fulmer is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How much does electronic leak detection cost?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or email us.

How long will testing take?

The roof’s size and build-up decide how long it takes. You will know roughly how long before we start.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Flat and commercial roofs around Fulmer

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For businesses in and around places like The Pavilions, a flat roof over a business is out of sight and out of mind until it leaks. If you look after a building like Fulmer Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Gerrards Cross station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What a survey costs

To price your survey, we check:

  • How big the roof is
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for the job before booking.

What we need to know

You don’t need to know any roofing terms. It is enough to tell us:

  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • What’s prompted the survey

To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Surveys for landlords and agents in Fulmer

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Seams and penetrations are typical breach points.

Inverted and paved roofs

If the build-up rules out ELD, we will say so.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Clear flat roof outlets regularly
  • Check new waterproofing before handover
  • Avoid repeated repairs without finding the cause
  • Check trades protect the waterproofing

Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.

Consider testing a new membrane before it is covered. It is easier to find holes before more layers are added.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. Rural addresses near Fulmer can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

How to prepare

Advice

What you can safely check yourself

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
