For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the chimney stack, with photographs.

About our chimney survey in Sunningdale

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. Typical surveys look at damp patches on chimney breasts and spalled or crumbling bricks, on chimney pots and cowls, brick chimney stacks and shared and party-wall stacks.

Trees around homes in smaller places like Sunningdale drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours on an ordinary house, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Sunningdale is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

What affects the cost of chimney surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area
  • The number of roofs, including extensions and garages

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.

What to tell us when you contact us

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, like exchange
  • What made you get in touch
  • The type of building and roof, such as pitched or flat

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Local roofs in Sunningdale

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With St Leonard's Hill about 4.8 miles north, Sunningdale sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Holy Trinity Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces like Silwood Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Landlords with a home close to Sunningdale station may find that a dated record of the roof is useful when planning maintenance across a let.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Sunningdale: your questions answered

Do you cover smaller places like Sunningdale?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs for landlords with property near Sunningdale station?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What’s the best way to book?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on any day of the week.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check your stacks from ground level after strong winds
  • Leave close inspection to people with safe access
  • Book a sweep for flues that are in use
  • Keep the report to compare against at the next survey

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
