How a chimney survey works in Windlesham

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey brick chimney stacks, chimney pots and cowls and chimney breasts, and common reasons people get in touch are disused chimneys trapping moisture and pots or cowls that look unsafe.

Around Windlesham, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Conditions inside walls
  • Checks on boilers, fires or their flues
  • Structural calculations for a leaning stack

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Brick chimney stacks
  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Lead flashings
  • Chimney breasts

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check fixings on the stack are secure
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Leave close inspection to people with safe access
  • Make sure unused flues are capped with ventilation

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Windlesham questions

Will you come out to Windlesham?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in Windlesham is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. With a bit of garden around a house, as there often is around Windlesham, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices

Roofs, chimneys and gutters in Windlesham

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of St John the Baptist: its chimney, valleys and lead work are likely to be the parts that need attention first. If you live near a park like Brentmoor Heath, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

When to book a survey in Windlesham

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.

Here are some of the things we see frequently:

  • Gaps where the stack meets the roof
  • Damaged chimney pots and cowls
  • Worn or missing pointing
  • Signs that a stack is leaning

Landlords with a home close to Bagshot station may find that the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • How long the report takes to arrive
  • What happens after the report arrives
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

What you can safely check yourself

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Arranging work in a smaller place like Windlesham is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
