Chimney surveys in Bray Wick

How a chimney survey works in Bray Wick

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. If you’ve noticed disused chimneys trapping moisture and mortar washing out of the joints, we can find out what’s behind it.

Older buildings in small places like Bray Wick may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Bray Wick frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

What happens if roof problems are left?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. For older village homes like those around Bray Wick, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sides of a shared stack
  • Whether the flue is safe to use
  • Conditions inside walls

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Lead flashings

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Landlord and commercial surveys in Bray Wick

Landlords and letting agents in Bray Wick book surveys as well as householders. A written report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Bray Wick: your questions answered

Can a landlord with a rental near Maidenhead station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Bray Wick is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

How can you see the top of the stack?

We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Do you work in Bray Wick?

Yes. We survey roofs in Bray Wick and the rest of Windsor and Maidenhead. To book, phone 07833 053749 or use the contact form.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Roof by roof

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Chimney surveys around Bray Wick

Historic houses such as Dorney Court, about 1.8 miles east, show how far back building in the area around Bray Wick goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Holyport CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near St Michael's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Maidenhead station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
