What this survey cannot tell you

A survey is a close look at the chimney stack, but it can’t do everything. The main limits are:

  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What we look at

  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks

Chimney surveys for homes and businesses in Cox Green

On terraced and semi-detached houses, a chimney stack is often shared with next door. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey chimney breasts, brick chimney stacks and lead flashings, and people most frequently book us about flashings pulling away from the stack and spalled or crumbling bricks.

Around Cox Green, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey works

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a smaller place like Cox Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Let us know about parking before the day
  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building

How to book

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, call 07833 053749 or drop us an email.

What affects the price in Cox Green

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • The use of thermal imaging or a drone

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • What made you get in touch

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

Why get it checked now?

Most people never get a proper look at their chimney stacks. Problems frequently go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. In a smaller place like Cox Green, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Roofs, chimneys and gutters in Cox Green

Dorney Court, about 3.2 miles east, is one of the historic houses in the wider area around Cox Green. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Wessex Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Ockwells Park can get more leaves in their gutters in autumn. Take an older house close to All Saints' Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from Cox Green

Do you cover smaller places like Cox Green?

Yes. Cox Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

I let a flat near Maidenhead station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How do I book a survey in Cox Green?

It is easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we will point you to the right survey. Surveys run on any day of the week.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
