Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • A word with neighbours beforehand helps
  • Keep pets indoors during the flight
  • Allow for a change of day in poor weather
  • Expect a little longer if permission is needed

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year, and whether work has done its job.

Keep the loft space ventilated. Condensation in the loft can damage timbers and insulation, and it’s something only an inside check will show. Check insulation doesn’t block the airflow.

Drone roof survey in Cox Green

Drones need reasonable weather. Strong wind or a downpour rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we will talk about another date. The forecast is checked ahead of the visit and again on the day. Calm, dry conditions give the sharpest close-up photos. Waiting for a better day is better than a rushed flight. We survey valleys and parapet gutters, fragile roofs and tall and steep roofs, and people most often book us about blistered or cracked flat roof coverings and blocked valleys and parapet gutters.

Even in a smaller place like Cox Green, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Airspace, weather and Cox Green roofs

Cox Green is about 2 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

For site and facilities teams at buildings like Wessex Primary School, a view from above covers a wide roof far faster than walking it. Historic houses such as Dorney Court, about 3.2 miles east, show how far back building around Cox Green goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Common roof problems in Cox Green

Many roofs are never seen properly from ground level. You can’t see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years, which is why owners turn to a drone.

Most people get in touch when they’ve noticed something like this:

  • Flashings that have come away
  • Blistered or cracked flat roof coverings
  • Cracked flaunching or loose chimney pots
  • Cracked slates and tiles out of sight from below

The streets around a church such as All Saints' Church are often among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

What’s in a roof survey

What happens on the day

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Parking around Cox Green is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Advice

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Cox Green questions

Does a conservation area affect roof work in Cox Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Cox Green?

Yes, Cox Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What if my home is near an airport?

Flight restriction zones around protected airports need permission from the airport or air traffic control before any flight. We check your address and ask for permission where it is required. If it isn’t given, we inspect by other means.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

What will the report tell me?

Written findings with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Does the weather affect a drone survey?

Bad weather means no flight. A small drone cannot fly safely in strong wind or heavy rain, so a new date is agreed with you.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What a survey costs

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • If the survey needs thermal imaging or a drone

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Drone roof survey starts from £400, including VAT.
