Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden sides of a shared stack
  • Whether a stack needs rebuilding on structural grounds
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

About our chimney survey in Bourne End

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. If you’ve noticed gaps where the stack meets the roof and redundant stacks capped without ventilation, a survey will tell you what’s going on, on chimney pots and cowls, lead flashings and chimney breasts alike.

In a smaller place like Bourne End, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Common roof problems in Bourne End

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Typical things we’re asked to look at include:

  • Redundant stacks capped without ventilation
  • Damp patches on chimney breasts
  • Flaunching that has broken away
  • Bricks with flaking faces

If you let a flat or house near Bourne End station, the gap between tenancies is a good time to have the roof looked at.

What to expect from a roof survey

Checking the roof from ground level

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, like pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.

Chimney surveys around Bourne End

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Bourne End has a long history of building, with Cliveden about 1.7 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take a building like Wye Valley School: a written record of a large roof helps plan work for the holidays rather than in term time. Shop and office owners around Eden may find that a roof report helps plan work around trading rather than after a leak.

Questions from Bourne End

Is Bourne End within the area you cover?

Yes, Bourne End is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Bourne End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you find out why my chimney breast is damp?

Normally it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

How long will you be at the property?

Most surveys take an hour or two for most homes, a little longer where there are several stacks. The report follows by email.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Any of our surveys can be booked by landlords, agents and building managers in Bourne End. For a price for a let property or a block, ring 07833 053749 or drop us an email.

What happens on the day

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. A visit to Bourne End is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.
