How a flat roof survey works in Well End

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at leaks around rooflights and outlets that hold water back, across EPDM rubber, felt flat roofs and upstands and outlets.

Flat roofs on exposed homes in small places like Well End take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Questions from Well End

Do you carry out roof surveys in Well End?

We do. Every survey there gets the same written report with photos.

Do you cover smaller places like Well End?

Yes, Well End is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you check flat roofs for asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photos, useful for planning maintenance.

Flat roof surveys in Well End: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Cliveden, about 2.2 miles south-east, is one of the historic houses in the wider area around Well End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Bourne End station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near Eden, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Well End, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

Signs you need a flat roof survey in Well End

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Most people get in touch when they’ve noticed one of these:

  • Pools of water lying on the roof
  • Dips that suggest the deck is deflecting
  • Blisters and bubbles in the covering
  • Blocked or damaged outlets

If your house is among the older ones in the streets near St Mark, the joins between later flat roofs and the old walls are where problems normally start.

Before booking any roof surveyor

  • What experience they bring
  • Will they check the loft as well as the outside?
  • What they won’t be able to tell you

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
