Roof surveys across TW18: what to expect
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey the roof space, flat roofs and natural slate, and the problems we’re asked to look at most are loose ridge or hip tiles and debris building up in roof valleys.
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours for a house, and more on a big or complicated roof.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
What you’ll pay
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your roof before you book.

Homes and roofs across TW18
TW18 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. TW18 is part of that mix.
Staines-upon-Thames: Landlords with a home close to Staines station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. With Botleys Mansion about 4 miles south, the area around Staines-upon-Thames has a long history. Older homes in the area may have roofs that need matching materials when work is done.
Why act early?
If you are planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up.
Questions to ask before you book
- What the survey will not cover
- How long they’ve been surveying roofs
- Which viewpoints they use to see the roof
- How long the report takes to arrive
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What this survey cannot tell you
Before booking, it is worth knowing what a survey won’t do:
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
For landlords and managing agents
Landlords, agents and building managers in TW18 and across Surrey can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
How the survey changes by roof type
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. If a specialist is needed, we will say so.
TW18: your questions answered
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How do I book a survey in TW18?
To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
What if it rains on the day?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
