Thermal roof surveys for homes and businesses in Staines-upon-Thames

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed water getting in at parapets and stacks and moisture around outlets and upstands, a survey will tell you what’s going on, whatever the roof.

Around a town like Staines-upon-Thames, steep roofs, tall gables and rear slopes are often hidden from ground level. Close-up drone photos and thermal images show what binoculars from the pavement can’t. Both depend on the weather on the day. A typical example is the rear slope over a back addition, which cannot be seen from the street.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the roof.

Historic houses such as Botleys Mansion, about 4 miles south, show how far back building in the area around Staines-upon-Thames goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Keep dated photos of any marks on ceilings
  • Use the report as a baseline for later checks
  • Don’t climb onto the roof to look for leaks yourself
  • Clear leaves from outlets and gutters each autumn

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. In Staines-upon-Thames, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Let us know about any known leaks, past repairs or building work when booking.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • Let us know about parking near the property
  • Make sure the loft hatch can be reached
  • Make sure we can get to the back of the property

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The condition of timbers we can’t see
  • Insulation values or heat loss calculations
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Pitched roof slopes

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Signs you need a thermal roof survey in Staines-upon-Thames

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

Things that often lead to a survey include:

  • Cold areas below the roof
  • Leaks far from where the stain appears
  • Water getting in at parapets and stacks
  • Possible trapped moisture under a flat roof covering

If you live in an older home near Church of St Peter, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Which viewpoints they use to see the roof
  • Is there a chance to talk the report through?
  • Are they insured for the work?

Your questions about thermal roof surveys in Staines-upon-Thames

Is drone flying allowed in Staines-upon-Thames?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Heathrow Airport comes within about 1 mile of Staines-upon-Thames. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do you cover Staines-upon-Thames?

Yes. Our area covers London and South East England, and Staines-upon-Thames is part of that. You can call 07833 053749 or use the contact form with the address and a few details.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
