Roof leak investigation in Stroude

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. We are frequently asked to look into condensation that looks like a leak and water marks that spread in wet weather, on flat roof details, valleys and parapet gutters and chimney stacks.

Being in a small place like Stroude makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Signs you need a roof leak investigation in Stroude

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

These are some of the problems a survey can pick up:

  • Leaks that appear only in driving rain
  • Damp underlay across a wide area
  • Wet patches high on an inside wall
  • Stains around a skylight

The streets around a church like Christ Church are often among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

What’s in a roof survey

Wind, rain and roofs in Stroude

The wider area around Stroude has a long history of building, with Botleys Mansion about 2.7 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you own a rental within reach of Virginia Water station, a clear finding on where water gets in helps you brief a roofer right away. If you look after a building like St Ann's Heath Junior School, a leak through a large roof is frequently found some distance from where the water shows inside.

Why act early in Stroude

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow straight away. In a place like Stroude, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

Useful tips for Stroude property owners

Here are a few things we’d tell any owner:

  • Keep a photo record of the damp patch
  • Mention earlier attempts to fix the leak
  • Let us know if there are tanks or pipes in the loft
  • Move stored items away from the hatch

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Stroude can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked
  • Keep pets inside or away from the areas we are looking at

Questions from Stroude

Do you cover smaller places like Stroude?

Yes, Stroude is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do you carry out roof surveys in Stroude?

We do. The survey and report are the same in Stroude as anywhere else, and visits run on weekdays and weekends.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
