About our flat roof survey in Lower Green

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photos and our recommendations. If you’re worried about dips that suggest the deck is deflecting and damaged trims at the roof edge, we can find out what’s behind it, on GRP fibreglass, upstands and outlets and mastic asphalt alike.

In a village or hamlet like Lower Green, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

We keep jargon out of it: if work is needed, the report says so clearly.

Different roofs, different checks

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

Your questions about flat roof surveys in Lower Green

Do you carry out roof surveys in Lower Green?

Yes, Lower Green is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Lower Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

How the survey works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it normally takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Lower Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Keep pets out of the way during the survey
  • If you’re buying, check with the agent that we can get in

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.

Flat roofs in Lower Green

With Hampton Court Palace about 1.9 miles north-east, Lower Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own one of the older houses in the streets near Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof. If you run a business near Bentall Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Lower Green is about 1 mile north of Esher, in Surrey. Roofs in Lower Green get the same thorough look as anywhere else in Surrey. Our area takes in places right across Surrey, large and small. For surveys nearby, see our Guildford page.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Whether old sheeting or boards contain asbestos
  • Whether the deck or joists are strong enough
  • Hidden layers beneath the covering

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

What we’re asked to look at in Lower Green

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Things that often lead to a survey include:

  • Water getting in at rooflights
  • A sagging deck under the covering
  • Blocked or damaged outlets
  • Loose or cracked edge trims

For site and facilities teams at buildings such as Cranmere Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
