Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Diary the defects period end date
  • Send the snagging report to your roofer
  • Check that gutters weren’t left full of offcuts
  • Keep the contract and invoices together

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it’s right.

New roof snagging in West End: what you get

We carry out new roof snagging in West End and across London and South East England. A visit normally takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Everything visible from safe vantage points is looked at, and by drone where it is applicable. You then get a report with photos. We inspect on weekdays and at weekends. We are frequently asked to look into offcuts and broken tiles left behind and ridge and hip tiles not properly fixed, on replacement roofs, ridges and verges and new flat roofs.

Being in a small place like West End makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why it is worth a survey now in West End

Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. In a place like West End, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Why us?

  • An independent view of the roof
  • Satisfaction rate of 98%
  • Drones and thermal imaging where it applies
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

West End homes and their roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 1 mile south-west lies The Homewood, a reminder of how long the area around West End has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Hersham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

West End is about 1 mile south-west of Esher, in Surrey. We visit West End as part of our work across Surrey, for houses, flats and commercial buildings. Our area takes in places right across Surrey, large and small. You can also see our page for Guildford.

We cover every part of the KT10 and KT12 postcode area for new roof snagging and the streets around it. We cover properties on Esher Road, Garson Road and Lammas Lane and the roads around them. West End sits on or near the A244 and A307, which makes travel easy. We also cover the places around West End: Esher (1 mile north-east), Lower Green (1 mile north-east), Claygate (2 miles east), Hinchley Wood (2 miles north-east) and Weston Green (2 miles north-east). Further out, we also cover Guildford (12 miles south-west), Woking (9 miles west), Camberley (15 miles west), Epsom (5 miles east), Redhill (13 miles south-east) and Ewell (5 miles east).

West End questions

Does a conservation area affect roof work in West End?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like West End?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you check every nail and clip?

No, we report on what’s visible. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. It’s worth booking before your builder’s defects period ends.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Signs you need new roof snagging in West End

Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.

A survey can pick up problems such as:

  • Vents that weren’t fitted or are covered
  • Cracked lower roofs or marked walls after the work
  • Tiles or slates sitting out of line
  • Cracked mortar at the ridge or hips

For an older house near a landmark such as St George's, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • Their insurance cover
  • How much experience they have with roofs like yours
  • How long the report takes to arrive
  • Is there a chance to talk the report through?

What a roof survey includes

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as West End, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Gather any invoices or paperwork from past roof work
  • Tell us about parking before the day
