Roof leak investigation in Esher, Surrey
Tracing where water is getting into your roof for Esher, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Wet patches high on an inside wall
- A leak that comes and goes with the weather
- Condensation that looks like a leak
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Roof leak investigations for homes and businesses in Esher
Our roof leak investigations cover Esher and the wider South East. We visit on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then ring 07833 053749 or send us an email to arrange a visit. Common reasons to book are water coming in around a roof light or dormer and wet patches high on an inside wall, on lead flashings, the roof space and chimney stacks.
Around Esher, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Esher: your questions answered
Does a conservation area affect roof work in Esher?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Esher?
We do. A small place gets exactly the same survey as a big one.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
What will the report tell me?
It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Why isn’t the leak directly above the stain?
Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
Can you find a leak when it isn’t raining?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

When you need someone else

- Whether rotten timbers meet design loads

Prices for roof leak investigations in Esher

- How big the roof is

What we need to know
These details help when you get in touch:
- The reason for the survey, like buying, a leak or storm damage
- Any deadline, like an exchange date
- Your postcode, so we can check access and travel
- The type of building and roof, such as pitched or flat
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.
How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Esher is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
- Clear the way to the loft hatch
- For flats, check roof access has been agreed
- Mention any parking restrictions on your street
Book a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
Related advice
How the survey changes by roof type
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Landlord and commercial surveys in Esher

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
Esher roofs and the weather
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in. About 1.8 miles south-west lies The Homewood, a reminder of how long the area around Esher has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For businesses in and around places such as Bentall Centre, finding where water is getting in quickly keeps disruption down. Homes near green spaces like Claremont Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Take an older house close to St George's Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in.
