Thermal roof surveys for homes and businesses in Esher
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you’ve noticed wet insulation beneath the membrane and ceilings that feel colder in places, a survey will tell you what’s going on, on ceilings below the roof, loft conversions and pitched roof slopes alike.
Even in a smaller place like Esher, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

How the survey changes by roof type
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
Why act early in Esher
Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, rather than more guesswork. In a smaller place like Esher, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Drones, thermal imaging and Esher roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
The Homewood, about 1.8 miles south-west, is one of the historic houses in the wider area around Esher. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. Shop and office owners around Bentall Centre may find that large commercial roofs are often easiest to see by drone or thermal camera. If you live in an older home near St George's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
Esher is about 5 miles north-west of Epsom, in Surrey. Houses, flats, blocks and commercial buildings in Esher can all book thermal roof surveys, with a written report and photographs every time. Across Surrey, we cover Esher and the places around it. For surveys nearby, see our Guildford page.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at most homes, and more on a big or complicated roof. If you have questions on the day, just ask. Some parts of a survey depend on the weather, so a visit to Esher is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
- Buyers: confirm access with the estate agent or seller

Advice
Questions from Esher
Is Esher within the area you cover?
Yes, Esher is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Esher is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
What’s the best way to book?
Simply phone 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or drop us an email.
What does the report include?
Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What we can’t see
To be straight with you, a roof survey has limits:
- An energy rating for the building
- Whether the deck or roof structure is strong enough
- Seeing water directly, as the camera shows temperature, not moisture
If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.
What we look at
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
- Commercial roofs
- Ceilings below the roof
- Flat roofs
