Thermal roof survey in Molesey: what you get

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We’re often asked to look into gaps in loft insulation and damp patches with no obvious cause, across ceilings below the roof, insulated roof spaces and flat roofs.

In smaller places like Molesey, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Tell us where and when you’ve seen damp or stains
  • Check the loft can be reached safely
  • Use the report as a baseline for later checks
  • Clear leaves from outlets and gutters each autumn

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

What we look for on each type of roof

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there is safe access.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Parking around Molesey is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft
  • Let us know about parking before the day

Thermal roof surveys around Molesey

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Molesey has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

The streets around a church like Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you run a hotel or guest house in or near Molesey, a roof problem can mean rooms out of use. Historic houses like Hampton Court Palace, about 0.9 miles north-east, show how far back building around Molesey goes. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Blocked gutters on homes around Molesey overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • An energy rating for the building
  • A structural engineer’s assessment
  • Clear results when the conditions on the day are poor

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
