Seething Wells Thermal Roof Survey
Get a clear view of the roof at a property in Seething Wells. We visit on weekdays and at weekends.
- Damp patches with no obvious cause
- Damp where roofs meet walls and chimneys
- Damp around roof outlets and upstands
What a thermal roof survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirming water without moisture readings
- The condition of timbers we can’t see
- Readings unaffected by sun, shade or reflections
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.
What this survey covers
- Flat roofs
- Insulated roof spaces
- Commercial roofs
- Ceilings below the roof
- Loft conversions
- Pitched roof slopes
Thermal roof surveys for homes and businesses in Seething Wells
What a thermal camera can show depends a lot on the weather. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed patches of heat loss across the roof and cold areas below the roof, a survey will tell you what’s going on, whatever the roof.
Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Seething Wells is checked before any drone flight, and permission is never taken for granted.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price thermal roof surveys
Not every roof costs the same to survey, and it comes down to:
- Chimneys, valleys, parapets and other details
- Roof area
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.
Booking your survey
You do not need to know any roofing terms. Just let us know:
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
- Dates you are working to, such as exchange
Our price is from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.
FAQs for Seething Wells
Can you fly a drone over a roof in Seething Wells?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Will parking be an issue for a roof survey in Seething Wells?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
Does thermal imaging work on slate and tile roofs?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at most homes, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so a visit in Seething Wells moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear

Advice
What we look for on each type of roof
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.
What we are asked to look at in Seething Wells
Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
These are some of the problems a survey can pick up:
- Cold spots on ceilings under the roof
- Possible trapped moisture under a flat roof covering
- Damp around roof outlets and upstands
- Heat escaping through the roof
Parking in Seething Wells, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.
Before you book any roof surveyor

- Whether you get a written report with photos
- Whether VAT is in the quoted price
- Is there a chance to talk the report through?

What a thermal roof survey looks like in Seething Wells
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. There are several hotels within about a mile and a half of Seething Wells. If you look after one, a large roof can be surveyed without guests having anyone working above them.
Historic houses such as Hampton Court Palace, about 1.3 miles north-west, show how far back building around Seething Wells goes. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
